Following a site visit and expert opinion from the Conservation Officer C.S.G.P.C. have reappraised our comments:-
We object on the grounds that any development on the plot of land outlined in the application would be detrimental to the setting of Ebford Manor. This would be contrary to the Clyst St George Neighbourhood Plan; Policy CSG8:
Development proposals that might cause substantial harm to listed buildings, registered
parks or gardens, or their settings will not be supported.
Ebford Manor (grade II* listed) is the most elegant of our listed buildings in the Parish, and it’s
setting must be preserved.

No details are submitted by the applicant regarding the surface water drainage scheme for this site, it was a condition of planning application 13/1616/FUL that the attenuation scheme be maintained, and does this application impact on the scheme? If it does then it would cause a nuisance to neighbours adjacent in The Ridings. The run-off from the roof of the "Garden Room" approx. 80 sqm would be significant during rain storms.
Our Neighbourhood Plan states : Policy CSG3
Development proposals where appropriate, should be accompanied by detailed drainage proposals setting out the approach to foul drainage, water run-off attenuation, to avoid increasing the risk of flooding and aiding improvements in water quality.
Due to the soil (heavy clay) we strongly request that a run-off attenuation plan should be requested and conditioned. NB A soakaway won't work.
Whilst the plan does not show any removal of hedgerows an objection mentions that may happen, that would also be contrary to our N.P. CSG Policy 7. With a FUL application we would expect some comments about landscaping.

This Application has not taken into account our neighbourhood plan Policy CSG9. Nor the guidelines in the Clyst St. George Design Statement.
With an increase of size of accommodation and bedrooms it seems contrary to common sense to remove car parking/ garage space; space for only one car is left. This Cottage is in a narrow section of Ebford Lane where on street parking would obstruct emergency vehicles access.
We find the design unsympathetic to the surrounding properties, indeed to its own and neighbours roots, as a workers cottage from the 19th century.

This Application has not taken into account our neighbourhood plan Policy CSG9. Nor the guidelines in the Clyst St. George Design Statement.
With an increase of size of accommodation and bedrooms it seems contrary to common sense to remove car parking/ garage space; space for only one car is left. This Cottage is in a narrow section of Ebford Lane where on street parking would obstruct emergency vehicles access.
We find the design unsympathetic to the surrounding properties, indeed to its own and neighbours roots, as a workers cottage from the 19th century.
